I found this softcover in this Little Free Library in North Andover MA while dropping off some books of my own.

I loved the bit about the secret room containing the mummified body - though once the author threw in the rare copy of a Jules Verne book, with plenty of nods to a similar found-document/treasure-hunt, it began to seem a bit forced.
