Kept because I thought I would like to read it. If I haven't read it by now, I doubt I ever will, so it had better go off to find a more appreciative reader.
Picked up for Mum who has previously enjoyed a few books by Elizabeth Buchan.

Agnes Campion si thrity when she inherits Flagge House from her uncle. Together with its resident, querulous aunts, it feels more of a burden than an inheritance. As she struggles with its upkeep, she scarcely has the energy to cope with th attentions of two very different suitors.
Julian, a dangerously attractive property developer, makes a living out of everything agnes despises; is he in love with Agnes or her house? And stoical Andrew, fighting to prevent his organic farm from being wrenched away by a planning application, his own marriage failing, has designs on her too.
Then there's Kitty, Julian's long term mistress. Seemingly fragile, she is tough as nails and doesn't see why a passing infatuation should destroy a carefully balanced relationship she ha taken years to build. She won't give Julian up without a battle, facing her own demons in the process. slowly, surely, a love quartet is taking shape, in all forms of passion and expectation. But only two people will find happiness from it.
Agnes makes a programme about the mysterious woman who lived on the farm, and research lead her to wartime espionage.
The whole book did not pan out how I would have thought and was disappointed.
